Folsom, El Dorado Hills and Granite Bay have some of the region's higher-value homes, and some of its trickiest insurance. We are an independent agency, so we are not tied to one insurance company. We shop admitted carriers first and non-admitted markets when the standard market won't write the home, for clients about 25 minutes from our Roseville office.
What makes these homes different to insure
Rebuild cost, not market value. Larger custom homes cost far more per square foot to rebuild than a tract home. Underinsuring the dwelling is the most expensive mistake we see. We run replacement-cost estimates and check that extended or guaranteed replacement cost is included where it's available.
The wildfire edge. El Dorado Hills, Cameron Park and parts of Granite Bay and Folsom back onto oak woodland and open space. Carriers score wildfire risk parcel by parcel, so two homes on the same street can get different answers. Defensible space, ember-resistant vents and a Class A roof all help. When admitted carriers decline, we place the home with non-admitted carriers before considering the FAIR Plan.
More to protect. Pools, guest houses, boats on Folsom Lake, teenage drivers and higher net worth all point to an umbrella policy. It is one of the cheapest coverages relative to the protection it buys.

Frequently asked questions
Can I still get homeowners insurance in El Dorado Hills in 2026?
Yes, though fewer carriers write wildfire-exposed parts of El Dorado County than a few years ago. An independent agent can check admitted carriers that are writing, then non-admitted carriers with full HO-3-style coverage, before you fall back on the FAIR Plan plus a DIC policy.
How much dwelling coverage do I need on a custom home in Granite Bay or Folsom?
Enough to rebuild the home at today's construction costs, which is not the same as the sale price or the tax assessment. Custom finishes, hillside lots and larger square footage push rebuild costs up. We run a replacement-cost estimate with every quote.
Do I need an umbrella policy?
If you have a pool, a boat, teenage drivers, rental property or significant savings, an umbrella is worth pricing. It adds liability limits (often $1 million or more) above your home and auto policies, usually for a few hundred dollars a year.
